How long does it take to buy a house?
From offer to closing, expect 30–45 days in most cases. Finding the right home can take 2 weeks to several months depending on the market.
The home buying process has two phases: the search phase and the contract phase. The total time depends on how prepared you are before you start and how competitive the market is when you're searching.
Phase 1: Getting ready (1–2 weeks)
- Meet with a lender and get pre-approved (not just pre-qualified)
- Define your budget, must-haves, and target areas
- Connect with a buyer's agent who knows your target market

Phase 2: The search (2 weeks to 3+ months)
This is the most variable part. In a low-inventory market like parts of Central Texas, buyers who know exactly what they want and move quickly tend to find homes faster. Buyers who are still working out what they want often take longer. There's no shame in that — but set your criteria early.
Phase 3: Under contract to closing (30–45 days)
- Option period / inspection: Days 1–10 typically
- Appraisal ordered and completed: Days 7–21
- Loan underwriting and conditional approval: Days 15–35
- Final walkthrough: Day before or day of closing
- Closing: Sign, fund, get keys
VA loans and FHA loans can sometimes take slightly longer due to appraisal requirements, but with a lender who regularly works with these programs, the difference is usually minor.
