What does a REALTOR® do?
A REALTOR® guides buyers and sellers through every step of a real estate transaction — from pricing and negotiation to contracts and closing.
A REALTOR® is a licensed real estate agent who is also a member of the National Association of REALTORS® and bound by its Code of Ethics. In practice, the job is far more layered than most people expect before they go through a transaction.
What a REALTOR® actually does for buyers
- Helps you understand your true purchase power before you start looking
- Locates properties — including off-market and coming-soon opportunities
- Evaluates each home's condition, location, and market value before you fall in love with it
- Structures offers strategically to compete without overpaying
- Negotiates price, repairs, concessions, and contract terms on your behalf
- Coordinates inspections, appraisals, lenders, and title — so nothing falls through the cracks
- Reviews the closing disclosure and walks you through final numbers before signing
What a REALTOR® actually does for sellers
- Prices your home to generate urgency and leverage — not just to list it
- Advises on preparation: what to fix, what to skip, and what to stage
- Markets the property across MLS, digital channels, and professional networks
- Qualifies and vets buyers before accepting showings
- Negotiates every offer, contingency, and repair request
- Manages the contract timeline and keeps the deal together through closing
The part most people don't see
A significant portion of a REALTOR®'s value is invisible — it lives in the judgment calls made before a problem becomes your problem. Catching a red flag in a disclosure. Knowing when a low offer still has leverage. Understanding how a local appraiser views your neighborhood. These are things experience and local market knowledge build over time.
I work with buyers and sellers across Central Texas — Killeen, Fort Hood, Copperas Cove, Harker Heights, Belton, and Temple. If you want a straight-talking agent who treats your transaction like a business decision, let's talk.
