Can I rent out a home I bought with a VA loan?

Yes — but you must initially occupy the property as your primary residence. After you've established occupancy, you can rent it out, including after a PCS move.

This is one of the most valuable — and underused — strategies in military real estate. The VA loan is not a one-time benefit. And homes purchased with it can become rental properties after you've satisfied the occupancy requirement.

The occupancy requirement

VA loan rules require that you certify you intend to occupy the property as your primary residence. The VA expects this to happen within 60 days of closing in most cases (with some exceptions for active-duty deployments). There's no rule that says how long you must live there before renting it out — but you must establish genuine occupancy.

Renting after a PCS move

Once you've satisfied the occupancy requirement and receive PCS orders, you're generally free to rent out the property. Thousands of military families do exactly this — buy with a VA loan, live in the home during their tour, and convert it to a rental when they PCS. Over a 20-year career, this approach can build a multi-property portfolio with zero down payment.

Using VA entitlement again

If you're renting out your VA loan home and want to buy again at your new duty station, you may be able to use remaining or restored entitlement for a second VA loan — potentially owning two VA-financed properties simultaneously. Entitlement planning is specific to your situation, so work with a lender who understands the details.

  • Occupancy must be established — but no minimum time requirement is specified
  • PCS orders are a recognized reason to vacate without violating occupancy rules
  • You can use remaining entitlement to buy again at your new duty station
  • Rental income from the old property may count toward qualifying income on the new loan
